Single transaction covering both land and construction. Commission splits: standard 3% on land at closing, plus a separate 3% referral fee on the build cost paid at first draw.
No real estate transaction, just construction. Your commission is calculated on the build cost only. Paid at the first draw after construction starts, same paper trail as any other deal.
You list the lot with our pre-approved plans and marketing package. Buyer signs a To-Be-Built agreement, one closing secures the land, locks pricing, and funds the build. HRP manages construction.
