Building custom, answered.
Straight answers to the questions we hear most, from land and loans to move-in day.
Getting Started
A home is the stage for how you live, not just a box you own. At Harvest River Partners we design around your routines, hobbies and people first, and only then talk square footage and budget.
Production builders sell speed and price. Custom builders sell a home designed around you. Semi-custom sits in between: a proven plan you personalize, with a known build price.
Our Find Your Budget tool starts at a $400,000 total budget for land and home together, and shows you which of our plans fit it. Custom is about intention, not extravagance.
Absolutely. We work with agents, who help with land and the purchase while we handle design and construction.
Land
No. We can help you find land in our communities, on standalone homesites, or from the open market. If you do own land, we can build on it.
A professional map of your property lines. Required before we place a home on a lot.
A soil test that shows whether land can support a septic system
The required distance between the home and the property lines or street
Vacant land is hard to sell because buyers can't picture a home on it. The HomeStart Program pairs your lot with a home designed for it, complete with renderings, floor plans and a financing path, so buyers see a finished home instead of dirt.
Money & Financing
Qualified buyers can put as little as 5% down on loans up to $1 million through our lending partner. Your lender decides what you qualify for.
Yes. Every plan shows an estimated build price, and your full project budget is finalized and documented before you close.
Your budget isn't just "the price of the house." It's six parts: land, the build, site work, soft costs, closing costs and a cushion. Know all six up front and nothing sneaks up on you later.
A single loan, with one closing, that covers land and construction and then becomes your mortgage
A payment the lender releases to the builder as each phase of work is completed and verified
The usual fixes are adjusting the plan or selections, bringing more cash, or revisiting the land price. We check comparable sales early to lower this risk.
The Build
Longer than buying a finished home, and it depends on your plan, your lot and permitting. You'll get a project schedule with dates for every phase, plus a 30-day notice before move-in.
A signed change to your plans or selections after they've been finalized, with any cost and schedule effect in writing
Yes, through a written change order that shows the cost and schedule impact before you sign. Changes are easiest and cheapest early.
Specifications are the big decisions that shape how your home works. Selections are the finishing touches that give it personality. Specs come first; selections come later.
We love when clients visit. For your safety, schedule visits with your project team, wear closed-toe shoes, and keep kids and pets close.
After Move-In
Your home comes with a 1-year builder warranty, and we follow up near the one-year mark.
A walkthrough where we teach you how your home's systems work
New homes settle. Small drywall cracks, nail pops and caulk gaps are common as materials dry and adjust through the seasons. Keep a running list and share it with us at your warranty follow-up.
